I live in West Bay. That is the simplest thing I can tell you about it, and probably the most useful: I walk these streets most mornings, I know which lots hold their view when the neighbour builds, and I know what actually trades here versus what gets listed and sits.
West Bay runs along the water between Dundarave and Sandy Cove, on the slope where Marine Drive bends west and the traffic finally thins. It is one of the few pockets in West Vancouver where you get true waterfront, elevated view property, and a walkable village all inside the same neighbourhood.
The housing stock is mixed in the best way. Original post-and-beam homes sit beside contemporary rebuilds, and because lots are generous and irregular the street never reads as a subdivision. Below Marine Drive you are at the water. Above it you trade immediacy for elevation, and on a clear day the view runs from the Lions Gate span out past Point Atkinson.
West Bay is a small market. One badly priced listing sets the reference point for the whole street, and one well-run sale resets it upward. There is very little room to test a number and correct later: the buyer pool is small enough that everyone active has already seen your home by week three. That is the case for getting it right on day one, and it is why I would rather tell you a price you do not want to hear than win your listing with one I cannot defend.
Every West Bay sale over the past twelve months: address, list price, sold price, and days on market. Sent directly, no obligation, no follow-up unless you ask for it.
It would be my pleasure to meet with you and discuss how I can help you achieve your real estate goals.
