Westmount is elevation. It sits high on the slope on the west side of the municipality, and what you are buying is a sightline: broad, uninterrupted, and very difficult to replicate anywhere else in West Vancouver.
Lots are large and the grade is significant, which has produced a housing stock built specifically to exploit the view: long window walls, terraced outdoor space, and main floors positioned for the horizon rather than the street.
It is quiet to the point of seclusion. There is essentially no through traffic, no commercial frontage, and no reason to be on these streets unless you live here, which is exactly what the buyer at this level is paying for.
At this elevation the view is the asset, and it is the hardest thing to convey in a photograph. Standard listing photography flattens exactly what you are selling. Getting the light right, and shooting at the hour the view actually performs, changes the price more than anything else in the marketing budget.
Every Westmount sale over the past twelve months: address, list price, sold price, and days on market. Sent directly, no obligation, no follow-up unless you ask for it.
It would be my pleasure to meet with you and discuss how I can help you achieve your real estate goals.
