The Private Market: Homes That Never Reach MLS

Why West Vancouver’s most significant properties are frequently transacted before they are ever made public.

The Private Market: Homes That Never Reach MLS
West Vancouver, British Columbia

If you follow West Vancouver’s top tier only through public listings, you are seeing a partial market. A number of the most significant properties on the North Shore change hands without ever appearing on a portal, and the owners involved consider that a feature rather than a compromise.

Why an owner chooses discretion

Rarely price. Usually privacy. At this level the seller is often identifiable from the photographs alone, and a public listing tells clients, neighbours, and competitors something about their circumstances that they would prefer to keep private.

There is also a strategic argument. A property that sits publicly for six months accumulates a history the market can read. A property shown quietly to fifteen qualified buyers carries no such record, and if the timing is wrong the owner can simply stop without a visible failure attached to the address.

“Fifteen qualified buyers is often a larger real audience than five hundred portal views.”

What buyers give up by waiting for public inventory

Access, mostly. The buyer who only sees what is advertised is competing for the same homes as everyone else, and missing the ones that never got that far. Reaching private inventory requires a relationship with agents who actually hold it: there is no portal for this, and there is not meant to be.

How it works in practice

Quietly. A property is prepared exactly as it would be for a public launch: photographed properly, priced properly, documented properly, and then shown to a defined list rather than announced. If the right buyer is on that list, the transaction happens. If not, the seller has lost nothing and disclosed nothing.

It is not the right approach for every property. But for an owner whose first concern is discretion, it is frequently the only approach worth discussing.
